Landlord and Tenant Dispute Case Study

The Landlord was an owner occupier of a house; when his girlfirend invited him to move into her house he decided to rent out his home. He found a Tenant who could cover the cost of the mortgage and moved in with his girlfriend.
After 2 months it became evident that this was a mistake, after a further month his girlfirend asked him to move out.
The Landlord then attended his home and explained to the tenant what had happened and informed the tenant that he has to leave.
The Tenant refused to go and the Tenant sought legal advice.
Conclusion:
The Landlord could not seek possession within 6 months and had to serve a valid notice; the Landlord had not served a prior notice ground with any tenancy agreement to serve a notice before the 6 months.
How could this have been avoided?
By serving a Tenancy agreement with the relevant prior notice grounds contained therein.
